Southern Stays started in our backyard with a small one-bedroom pool house in 2020 and now spans 10+ luxury and lake properties. We've hosted over 1,000 guests and earned over 1,000 five-star reviews across every platform — and we only manage homes we'd happily stay in ourselves.

What's included

Professional Management

100% white-glove management with no day-to-day involvement from the owner. We handle marketing, bookings, communication, accounting, and maintenance. Owners receive a monthly report and an ACH deposit of their profits.

24/7 Communication

Our team responds around the clock to all inquiries, messages, and reviews. We send detailed check-in instructions and follow up with every guest before, during, and after their stay — and actively prompt for five-star reviews.

Creative Marketing Strategy

Every property gets its own marketing plan. We promote direct bookings through our own website, social, advertising, corporate housing, travel-medical/nursing, and exclusive housing contracts — well beyond the major OTAs.

Cleaning, Maintenance & Repairs

We coordinate, hire, and manage all cleaning crews so your property is always guest-ready. Standing agreements with local HVAC, electrical, plumbing, and handymen mean issues get resolved immediately.

Security & Guest Screening

We screen every potential guest before they book. Cameras, motion detectors, and noise monitoring keep watch over check-in, check-out, and the premises — no parties, no large gatherings.

Pricing & Revenue Strategy

Professional revenue management software combined with weekly manual market checks. We adjust pricing constantly to keep your property competitive — and consistently beat the local market average for occupancy.
Pricing

25% of gross rent.

Our base management fee is 25% of gross rent — cleaning fees pass through to the cleaner. A $100/month software licensing fee covers the tools required to run your property. Owners are paid by the 15th of the following month via ACH.

We improve your Airbnb and VRBO listings with better titles, descriptions, amenities, and keywords so your property stands out and gets more clicks. No smartphone photos — ever. We use real estate photographers and image cleanup to make sure guests stop scrolling.

Smart Pricing

We adjust nightly rates based on demand, seasonality, local events, holidays, occupancy, and competition. Our team also does weekly hands-on market analysis so your property stays competitive without leaving money on the table.

Direct Bookings & Marketing

Beyond Airbnb and VRBO, we push your property on our direct booking site, social media, Facebook groups, and to our repeat-guest list. We also promote through corporate housing, travel-medical housing, and exclusive contracts — multiplying the chances of every available night being booked.

Repeat Guests & Promotions

We build relationships with past guests and run strategic promotions during slower seasons to keep your calendar full and your revenue steady.

Increase Review Quality

Great reviews drive bookings. We focus on cleanliness, communication, comfort, and small details that encourage guests to leave five-star reviews — and we actively prompt for them after every stay.

Curated Amenities & Upgrades

We recommend practical upgrades like better beds, family-friendly amenities, coffee stations, outdoor spaces, work-friendly Wi-Fi, and smart TVs. Little things go a long way — fire pits, Adirondack chairs, s'mores kits, and outdoor games help turn views into bookings.
