
Southern Stays started in our backyard with a small one-bedroom pool house in 2020 and now spans 10+ luxury and lake properties. We've hosted over 1,000 guests and earned over 1,000 five-star reviews across every platform — and we only manage homes we'd happily stay in ourselves.
We oversee the entire process — property analysis, furnishing, listing, communication, pricing, photos, and inspections. We watch the market and adjust constantly so your property gets the attention and revenue it deserves.
Our base management fee is 25% of gross rent — cleaning fees pass through to the cleaner. A $100/month software licensing fee covers the tools required to run your property. Owners are paid by the 15th of the following month via ACH.
